Selling, Without the Guesswork
From pricing to closing day, I’ll show you exactly what your home is worth, what it needs, and how to get the most for it.
How Selling Works
Selling a home is a bigger project than most people expect — but with the right plan, it’s completely manageable. Here’s the whole process, click any step.
-
Selling isn’t just about the market — it’s about your life. We’ll look at what your home could sell for today, what you owe, what’s happening in your neighborhood, and where you’d go next. Sometimes the numbers say wait, and if that’s the case, I’ll tell you straight. No one should list a home because an agent needed a listing.
-
Online estimates can miss by tens of thousands of dollars — they’ve never walked through your home. I’ll come see it in person, run the actual comparable sales in your neighborhood, and show you exactly how I arrived at the number. You’ll see the same data I see, and we’ll set a price strategy together.
-
This is where sellers waste the most money, so hear me out: most homes don’t need renovations. They need deep cleaning, decluttering, maybe paint, and small repairs a buyer would flag anyway. I’ll walk through your home and give you a short list of what’s actually worth doing — and I’ll talk you out of the expensive stuff that won’t return a dime.
-
Buyers will see your home on a phone screen before they ever see it in person, so the photos have to stop the scroll. Professional photography, a compelling listing, exposure across the MLS and every major search site, plus my own network and social channels. You’ll know exactly what the plan is before the sign ever goes in the yard.
-
Once we’re live, buyers will want in — and we’ll make that easy for them without making your life miserable. We’ll set a showing schedule that works around your household, and I’ll gather feedback from every buyer’s agent who walks through so we always know how the market is responding.
-
When offers come in, I’ll break each one down in plain English — not just the price, but the financing, the contingencies, the timeline, and the risk of it falling apart. The highest number isn’t always the strongest offer. Then I negotiate for your bottom line, and you make every final call.
-
After we accept an offer, the buyer inspects the home and their lender confirms its value. This is where deals get renegotiated — buyers may ask for repairs or credits. Because we prepped and priced correctly at the start, we’ll be negotiating from strength, and I’ll handle the back-and-forth.
-
You sign the final paperwork, the sale records with the county, and the money lands in your account — in Oregon, there’s no dramatic closing table, it’s mostly done ahead of time with a title company. I track every deadline from accepted offer to recording, and I’m on call until the wire hits. Then you hand over the keys and start your next chapter.
Things I Tell Every Seller
Price Right, Sell Fast
Overpricing costs more than it protects. Homes that sit get stigmatized and end up selling for less — the right price on day one creates competition.
Don’t Over-Renovate
That kitchen remodel probably won’t pay for itself. Most homes just need cleaning, paint, and light staging — I’ll tell you what’s worth doing and what isn’t.
Photos Sell Houses
Buyers decide from their phone before they ever drive by. Professional photography isn’t a nice-to-have — it’s the single highest-return dollar you’ll spend.
The First Two Weeks Matter Most
Your home gets the most attention the moment it hits the market. That’s why we price, prep, and shoot photos before going live — you only get one debut
