Buying a Home, Explained
Whether it’s your first home or your fifth, I’ll walk you through every step. No jargon, no pressure, no surprises.
How Buying Works
Buying a home has a lot of steps, but none of them are complicated when someone explains them. Here’s the whole process, start to finish — click any step to see what actually happens.
-
Before we look at a single home, we talk about how you actually live — neighborhood, commute, space, lifestyle. This is the step most people skip, and it’s the one that saves you months
-
What you’re comfortable paying each month matters more than what a lender approves you for. We’ll figure out your real number.
-
A short call with a lender and some paperwork. It costs nothing, and it turns you from a browser into a buyer. I can connect you with trusted local lenders.
-
We tour homes, I give you my honest read on every one — including the ones I’d walk away from. No pressure, ever.
-
Price, terms, timing, strategy. This is where having a broker matters most. I write it, we review it together, and I negotiate for you.
-
A professional inspects the home top to bottom, and the lender confirms its value. If something turns up, we renegotiate or walk — your call.
-
Your lender finishes the paperwork while I keep every deadline on track. Your job: don’t open new credit cards or buy a truck.
-
You sign, the home records in your name, and I hand you the keys. Usually 30–45 days after your offer was accepted.

Things I Tell Every Buyer
Your Budget Is Yours
Lenders will often approve you for more than you should spend. Decide what monthly payment lets you keep living your life — then shop below it
Test the Neighborhood
Visit at 8am on a weekday and 10pm on a Saturday. Drive the commute. A house can be perfect while the location isn’t — and you can’t renovate a location.
Newest Isn’t Best
A well-kept 1990s home with a good roof and a great lot often beats new construction on price per square foot. I’ll help you see past the paint.
Move Fast, Decide Slow
In Central Oregon, good homes go quickly. Get pre-approved early so when the right one shows up, you’re deciding — not scrambling.
